We provide a one stop shop for your property purchase needs, offering a single point of access to the property market. We do this by going through the following steps:
Initial Meeting
The first step is to meet you personally, in your current home, if possible, and understand your priorities. What we do is personal, we are a people business and we care about you and want to work with you and be on your wavelength. In essence this is a chemistry meeting as well as a fact finding mission that includes finding out where you want to live, your budget and something about your dream home. Understandably it is vital that we identify what makes your perfect property.
Property Search
Once we have established your requirements we will research the market and suggest suitable properties from all sources, including off-market, private vendors, estate agents and internet sales, that will get you thinking and hopefully one you may not have thought of… such as a converted mill!
No stone will be unturned and part of our service ensures, amongst many things, that you are equipped with local knowledge including where the best schools are, which is the closest hospital as well as the best transport links and other important amenities such as pre-schools, libraries and shopping.
A survey is a very important part of the buying process. As a result we would be able to instruct, on your behalf, suitable and reliable surveyors that we work with on a regular basis. This also applies to solicitors, many of whom we know and work with in the local area.
Negotiation
This is where we save you money… and time and wasted journeys! We negotiate on your behalf having ascertained all of the available information supplied by the vendor as well as any additional information such as planning permission, council permits and anything else we feel you need to be equipped with. Invariably we are able to glean more knowledge from the vendor or estate agent than you would, thus allowing us to negotiate and attain the best possible price.
Our aim is to help you achieve favoured buyer status on a home as there is often more than one bidder on the most sought after houses, thus enabling you to secure your chosen property.
Conveyancing & Completion
We will action the completion on your behalf taking away all the stress and strain, liaising with solicitors on your behalf. We know suitable and reliable surveyors we work with, and are happy to recommend. We can also make the necessary arrangements to obtain the keys and meet you at the property so that the handover goes smoothly.
We would be more than happy to meet with and coordinate removal companies as well as ensuring the utilities are transferred in a timely fashion.
When we find your dream home (or wreck!) you may well wish to make changes to it. We would be able to direct you to suitable builders, architects, planning consultants, interior decorators and surveyors.
Aftercare & Support
Our service does not end once you have moved into your dream house. We care about you and will always be there to offer professional advice or guidance that you may need at a later date.
This could include advice on building work, extensions worth carrying out such as on kitchens or lofts as well as the all-important children’s Wendy house or tree hideout!
